    Florida now requires many associations to publish official records online. Under section 720.303, homeowners' associations with 100 or more parcels had to post specified documents on a website or mobile app by January 1, 2025. Under section 718.111, condominium associations managing 25 or more units (without timeshare units) must post required records, generally within 30 days of receiving or creating them. Both require a protected, owner-only area.
